Privacy Policy

Last updated: 6 October 2026

Who this covers

This policy is for Intrigue Real Estate & Property Management ("Intrigue", "we", "us"). It covers intriguepm.com, the Intrigue Rentals site at rentals.intriguepm.com, the Intrigue Properties home search at mls.intriguepm.com, the Intrigue Owner Portal at owners.intriguepm.com, our other web tools, and the Intrigue Rentals, Intrigue Properties and Intrigue Dashboard mobile apps for iPhone and Android.

Intrigue Properties also has its own privacy policy and Terms of Use, which the multiple listing service requires of any registration-gated home search. You can read both from the sign-up screen on that site. Where the two documents differ about that site, the Intrigue Properties policy governs.

What we collect

What you tell us. Your name, email address and phone number when you book a showing, ask about a property, sign up for listing alerts, create an account, or contact us. A password if you create an account, and the setup for a second sign-in step if you turn one on. The move-in date, budget, bedrooms and areas you are looking for, when you give them to us. Anything you type into a message, an inquiry, a note or a form.

Payment details. If you book a showing, our payment processor collects your card details directly and holds twenty five dollars against the card until the showing is finished. We never receive or store your full card number. We keep the card brand, the last four digits, and the processor's own reference, so we can show you which card is saved and release or collect the hold.

Identity checks. Before a showing we ask you to verify who you are. Our identity verification provider opens its own secure window, takes a photograph of your identity document and a photograph of you, and compares the two. Those images go to that provider and never reach our systems. We receive only the result: whether the check passed, when, and the reason if it did not.

Documents and photographs you upload. Photographs of a property if you ask us to manage or list it. Documents you send us in the course of an application, a lease, or managing a property you own.

How you use our sites and apps. The listings you view, the searches you run, the searches and listings you save, which steps of a booking you reached, and when you signed in. On rentals.intriguepm.com only, we use Google Analytics to count visits and see which pages are used. Google Analytics sets its own identifier in your browser and works out an approximate city from your network address. It is configured for our own reporting, and the data is not used to advertise to you.

Technical information. Your network address, your browser and device type, and similar information your browser sends with every request. We keep your network address on sign-up and verification steps so we can limit how often one person can use them, which is how we keep automated abuse off those forms.

We do not knowingly collect personal information from children under 13. If you believe we have, contact us and we will remove it.

The Intrigue apps for iPhone and Android

Our apps are the same products as our websites, running in an app. Everything above applies to them, and these points are specific to them.

Location. Our apps do not ask for your device location and do not collect it. You can search by address, neighbourhood or city by typing it in. The only location we hold is the approximate city Google Analytics works out from a network address on rentals.intriguepm.com.

Camera and photographs. An app asks for the camera only at the moment you need it: to photograph your identity document during a showing's identity check, or to take or choose a photograph of a property you are submitting. If you say no, the rest of the app keeps working and we ask again only when you reach that step. We do not browse your photo library; you pick the files you want to send.

Notifications. Our apps do not send notifications yet. When they do, you will be asked first, and nothing is sent unless you turn them on. If you turn them on, your device gives us a notification token, which we store so we can send you reminders about a showing you booked, alerts for a saved search, and messages about your account. The token identifies your device to Apple or Google so they can deliver the message. Turn notifications off in your device settings and we stop, and we delete the token.

Your address book, calendar and messages. We do not read them. Our apps ask for no such permission.

Advertising. Our apps carry no advertising, no advertising software, and no tracking pixels, and they do not read your device's advertising identifier.

How we use it

To find you a home and show it to you, to answer what you ask us, to run your account, to send the confirmations, reminders and alerts you asked for, to verify who you are and collect a fee you agreed to, to manage a property you own, to keep our forms free of automated abuse, to meet our obligations as a licensed brokerage and property manager, and to understand which parts of our sites people use.

Who we share it with

We share your information only with companies that perform a service for us, under agreements that let them use it for that service and nothing else. The ones that handle personal information are:

  • Supabase, which hosts our database, our files and the code behind our sites and apps.
  • Netlify, which serves our sites.
  • Stripe, for card payments and for identity verification.
  • Postmark, which delivers our email.
  • Telnyx, which delivers our text messages.
  • Follow Up Boss, the system our agents use to follow up on an inquiry.
  • Anthropic, whose artificial intelligence service reads a document or a chat message on our behalf and proposes a draft or an answer for a person to review. Our agreement does not allow it to use what we send to train its models.
  • Google, for maps and address search on our sites, for the Workspace accounts that hold our email, calendars and documents, and for analytics on rentals.intriguepm.com.
  • AppFolio, our property management system, for owner, tenant and lease records.

We may also disclose information when the law requires it, to protect our rights or someone's safety, or to a buyer or successor in a merger or sale of the business. Where we can, we will tell you first.

What we do not do

We do not sell, rent or trade your personal information. We do not share it with anyone for their own marketing or advertising. We do not run advertising on our sites or in our apps, and we do not combine what we know about you with information from other companies to target advertising at you anywhere else.

No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text messaging originator opt-in data and consent will not be shared with any third parties or affiliates for any purpose.

Your choices

Email alerts and text messages. Every alert email has an unsubscribe link, and you can turn a saved search off from your account. Reply STOP to any text to stop them, or HELP for help.

See or correct what we hold. Sign in to your account, or email support@intriguepm.com and we will tell you what we hold about you.

Deleting your account

Intrigue Rentals. Open your account panel and choose "Close my account", or use the request page at rentals.intriguepm.com/delete-account. Closing deletes your sign-in, your saved profile, your saved searches and your saved listings, and it switches your alerts off so they stop immediately. If the same email address also signs you in to another Intrigue service, such as the Owner Portal, that sign-in stays so those services keep working, and only your rentals account is removed. If you have a card on file, it stays with our payment processor until every showing you have booked is finished, in case of a late cancellation fee, and then comes off automatically. Showings you have already booked, and the records that go with them, stay as our business records.

Intrigue Properties. Use "Close my account" on the site. Closing stops your saved searches and your alerts and ends your access. The multiple listing service requires us to keep the record of your registration and of the Terms of Use you accepted, so that record stays. As with rentals, a sign-in shared with another Intrigue service stays so that service keeps working.

Anything else. Email support@intriguepm.com and ask. We will tell you what we can delete and what we have to keep, and why.

How long we keep it

We keep what we need for as long as we need it: to run your account while you have one, to finish and record the business you did with us, and to meet the record-keeping rules a licensed brokerage and property manager has to follow. Records we keep as business records, such as a signed lease, a showing you attended, or a registration the multiple listing service requires, are kept as such. Everything else goes when you ask us to delete it.

Security

Our sites and apps are served only over an encrypted connection. Our database provider encrypts what it stores. Accounts can require a second sign-in step, and staff accounts always do. No method of storing or sending information is completely secure, so we cannot guarantee it.

Owner Portal

If you own a property we manage, you can sign in to the Intrigue Owner Portal at owners.intriguepm.com. This section describes the information the portal holds. The rest of this policy applies to it as well.

What it holds. Your email address and sign-in details, including the authenticator app you set up as a second sign-in step. The records of your properties that we keep in our property management software, such as statements, transactions, occupancy and open work orders. And anything you enter yourself, such as income, expenses and loan details, along with any notes you add. If you use the Net worth tab, that includes the personal financial information you add there: the balances of your bank, retirement and investment accounts, other real estate you own and its value, the debts you owe, and the name, residence address, phone number and spouse's name you choose to print on your summary.

Documents you upload. If you upload a document, such as a mortgage or loan statement, we store it privately with your account, so that every figure taken from it can be traced back to it. Statements like these often contain account numbers and other personal financial details, so upload only what you want us to hold. You can delete a document you uploaded at any time from the portal.

Automated reading of documents. We may use an artificial intelligence service to read a document you upload and propose figures for you to review. Nothing from a document is added to your records until you confirm it. The service processes the document for us under terms that do not allow it to use your documents to train its models.

Automated value estimates. When you ask for an automated estimate of a property's value, we send that property's address, and basic details such as its type and size, to a third-party property data provider, which returns an estimate. We do not send your name or your other information. We keep each estimate, and what was asked for, so your history of estimates can be shown to you.

People you invite. You can invite someone, such as your spouse, accountant, mortgage lender or financial advisor, to see your portal read-only. They can see the information you choose to share with them until you remove their access. We keep a record of each invitation and of when invited people view your information.

Security. The portal is only available over an encrypted connection, and it asks for a second sign-in step from an authenticator app. Every request is checked against the owner records your email address belongs to, so you see only your own properties. The service provider that stores your portal information encrypts it at rest. No method of storing or sending information is completely secure, so we cannot guarantee its security.

How long we keep it. We may keep owner portal information, including the records you enter and the documents you upload, indefinitely. You can delete a document you uploaded yourself from the portal, and you can ask us to delete the records you entered and the documents you uploaded at any time by emailing support@intriguepm.com. The records of your properties that come from our own property management accounts are part of our business records and are kept as such.

Changes

We may update this policy. When we do, we change the date at the top. If a change matters to you, we will say so on the site or by email.
